I have had a question from Adam who was asking about leafleting. He was specifically saying have I ever used leaflets, the We Buy Houses Fast type leaflets, and if so what sort of success rate would I expect with my leaflets and what sort of discount would I get from a price if I…
For most of us we are probably going to start building our property portfolio by vanilla buy to lets and we are probably going to fund these using buy to let finance. Buy to let finance is great. A typical buy to let mortgage is probably going to be a 75% loan to value mortgage.…
I have had a question from a young lady called Val. I’ve known Val for a while. She purchased my Quick Start Guide To Buying Your First Investment Property and The Accelerator Plan for building a portfolio, so I’ve been giving Val a little bit of advice and help. I hope she wont mind me…
I am sometimes asked ‘what is the best way to buy a property at auction?’ and my answer might surprise you. This answer does not work for every case as there may be some deals where you have to buy the property while it’s in the auction on the day. But some of the very…

A question I am sometimes asked is ‘how do I know what type of property to buy?’ which is a great question. The starting point for me would be maybe a bit of a convoluted process, but I think it’s really important to get the foundations right. Firstly, sit back and consider why do I…
Why do so many investors start with buy to let? I suppose buy to let is the foundational entry point for property investing. Most people understand the concept behind buying a flat or a house and then renting it out to a tenant. One of the great things about buy to let is that there…
