Hi, I’m Peter Jones, chartered surveyor, author and property investor.
A question which I sometimes get asked and I’ve got to be honest I get a little bit baffled when people ask me this question is “Peter are you still buying properties?”
For a moment my head spins because I think to myself well why are they asking me? Is it because I look so old now? Let me just have a quick look, yeah I’ve got a couple of grey hairs and a little bit of receding hairline, yes I’m getting a little bit older but not I’ve got so old I can’t go out and buy property.
And I suppose the answer is that maybe because I’m an educator, maybe because I do trainings people just assume the old adage is true. I don’t know whether you’ve heard the old adage ‘those that can, do; and those that can’t, teach. And I think is really unfair actually. Now it’s certainly going to the case in some fields and perhaps with some trainers that they don’t actually do what they’re talking about but I think in property a lot of the people who are training in property still do the doing, myself included.
So do I still buy? Yes, I still buy! Why would I not buy? At the moment I can’t see any good reason not to keep doing. It’s my business model, my business model is to buy property. I buy a lot of properties which I keep and rent out, I buy some properties which I do up then I flip and I sell them on and that’s kind of like the balance in my business. I’ve got the income strategy and I’ve got the capital lump sum strategy and the two go together and they work in balance and that’s what I do.
Will I keep doing this?
Well, yes I probably will. Sometimes people ask me what’s your pension plan? Well my properties are my pension plan. I haven’t had what we would call a ‘proper’ pension plan for a number of years because I saw it as being unnecessary. My property portfolio is my pension plan. But I have no plans to retire, I will keep on going whatever that means. Now I might outsource more, I might do more JVs with other people and let other people sort of carry more of the weight. But will I keep going? As things stand today I certainly plan to.
So the answer the question is ‘am I still buying’ yes I am still buying.
Now I may not be buying at the rate that I was a few years back but I went through the figures just before I decided to make this video, last year 2018 I bought five properties, this year 2019 so far I’ve bought three properties.
The reason why I’ve slowed down is because I’m changing direction. Last week I’m delighted to say, and for those of you who heard my story you’ll know about this, I bought a plot of land about two years ago and I’ve been arguing with the planners trying to get planning permission so I can build some houses on this small plot of land, a week ago planning consent finally came through so I’m now gearing myself up actually to become more of a developer and less of an investor. That doesn’t mean that I don’t like investing, doesn’t mean that I don’t think that investing works as a strategy, I’ve got a sizeable portfolio I certainly believe in the power of investing but I’m just going to do something a little bit new. So that’s why I’ve kind of slowed down on my buying.
So going forward probably my plan is, we’ll see how it pans out, but my plan will be to buy more land so I can build more houses and that’s the way I’ll be going.
So am I still buying?
Yes, absolutely I am still buying.
Now is a great time to buy and I don’t care when you’re watching this video by the way whether brexit has been resolved, whether we’ve had a change of government, whatever it happens to be I don’t care when it is but now is always the best time to buy so if you’re sitting on the fence thinking should I, shouldn’t I? Just go and do it.
