I see it all the time with especially new buy to let property investors, that they think they should do the refurb themselves.
In other words, they roll up their sleeves and get stuck-in, working evenings and weekends to do improvements and repairs on their latest project.
Why do they do it?
Well, in some instances I honestly think they see it as being some kind of virtuous activity, along the lines of “hard work never did anyone any harm”
Or, perhaps more practically, they see it as a way to save some money. “Surely it’s cheaper if I do it, than if pay someone else to do it?”, they ask.
Maybe.
I’m not convinced.
This theory only really holds true if you know what you are doing, and you can do the task to the right standard.
Will you really save money if you don’t do the job as well as a professional would, and if it takes you 2, or 3 or 4 times the time a professional would take over it?
Do you have time to teach yourself plumbing, or plastering, or even how to install a kitchen?
And, let’s be honest, do you really want to spend evenings and weekends slaving away with a wallpaper stripper?
Did you go into property to escape your job only to find that you’ve merely created for yourself a different kind of (low paid) job?
And even if you’re not convinced by this line of thinking, I think there are two activities you should be undertaking which are so important they always take precedence over doing the refurb your self.
