Over my 40 years in property I’ve noticed that the very best deals are usually fast deals, or conversely slow deals.
Very often (but not always) it’s the in between (neither fast nor slow) deals that aren’t so good.
And another I learned the hard way from buying multiple buy to let investment properties, is that, very often, being a cash buyer makes no difference to the speed of a deal, even though many people think it will.

PS. By the way, I’ve rewritten and updated my best-selling e-book, The Successful Property Investor’s Strategy Workshop, which is an account of how I put together my multi-property portfolio, starting from scratch and with no money of my own, and how you can do the same.
