In this video we’re specifically thinking about the technicalities of valuing our buy to let’s.
Most likely we’re going to use The Direct Comparison Method of valuation, which is exactly as it says on the tent.
But we do need to be aware that we are rarely going to find a truly identical property with which to compare.
So we always need to be ready to make adjustments and allowances, which is where the real skill of the valuer comes in.
We’re also going to look at how to find the raw data we need to value our buy to let.
Most of us will probably dive onto something like Rightmove Sold Prices, which is a great tool.
But even that has its limitations, as I’ll explain in the video.
It’s quite a long video this time, at 13 mins, but I hope you’ll find it a good and interesting watch.
In the next video we’ll look at what to do if you cannot find any truly comparable properties on Rightmove Sold Prices.
