But here’s what gets in the way for most people.

It’s not a lack of money (when you know what you are doing, you probably won’t need as much as you might think now). It’s not the market. And it’s not the economy.

It’s usually the absence of a clear plan built around what they actually want to achieve.

The investors I’ve spoken to over the years who aren’t getting the results they hoped for almost always share the same story: they started before they were truly clear on what they wanted property to produce for them. So, they bought whatever looked interesting, or seemed cheap, or someone else recommended – and then hoped it would work out.

Sometimes it does. Often it doesn’t. And when it doesn’t, it’s almost always because it didn’t fit what they were actually trying to achieve.

The truth is that property investing isn’t complicated, the concepts behind it are relatively simple. But it does require a clear goal and a working plan – built around your goals, your resources and your life. Get that right, and almost everything else follows.

This is something I had to learn the hard way through trial and error, which is why I want to help you now.

My name is Peter Jones.

I’m an ex-Chartered Surveyor, an author, and a property investor. I’ve been in property for over 45 years, and at its peak I had a portfolio of 75 rental properties, mainly buy to lets but I also owned HMOs as well – a portfolio created from scratch, starting with virtually none of my own money.

But I want to be clear: I didn’t start with advantages. In November 1995, I was made redundant with virtually no savings. I had a wife and young children to support, and no regular income coming in. I had no choice but to make property work – and eventually, I did. I started with almost nothing, and I built a multi-million pound portfolio in my first four years.

It didn’t happen by accident. It happened because – after years of trial and error and some very expensive mistakes along the way – I finally developed a clear strategy and built a working plan around it. And once I had those two things, everything else clicked into place.

As well as the rental portfolio, I also bought and sold numerous properties (what we’d call ‘flips’ today), and tried my hand at No Money Down and some of the other hot ‘strategies’ and techniques at the time.

I am still actively involved in property today, but as I’ve now reached a significant age and my wife is telling me (insisting) to slow down, I have been quietly selling some properties and trimming my portfolio to fit with my season of life.

Along the way I’ve helped thousands of investors – through my books, my courses and my YouTube channel – to do the same thing. Not to copy my portfolio as such, but to build their own, using the same principles that worked for me, and which still work today.

There’s certainly a lot more choice about ‘how to do’ property.

Property can absolutely still produce income, equity and financial freedom. I’ve seen it happen for investors of all ages, backgrounds and starting points. The principles that built my portfolio still work today, even if the practice needs a little adaptation. The difference is that going about it in the right way is more important than ever – not less.
